Leasing FAQs
Leasing is a relatively easy process. Follow these simple steps and review the questions below and you’ll quickly be on your way to renting from us. The steps are…
a. Find a place(s) that you would be interested in checking out.
b. Set up a tour.
c. If you like it, download a RENTAL APPLICATION.
d. Call or email us to set up a time to hand in the completed rental application.
e. Sign the lease.
To see the inside of one of our houses or apartments, call us at 585-500-9525 or email us at scott@rochstudenthousing.com to set up an appointment to tour the property. We need at least 24 hours to give the current tenants notice that we are coming over.
If a house is available for next year (there may be seniors in the house now who will be graduating), we can set up an appointment to sign the lease.
We usually have a good idea what’s going to be available by the middle of October. Our current tenants get the first shot at renewing their apartments. The sooner you get in touch with us the better.
If you think you want to rent one of our places, have your group ready and organized and call or email us immediately. The time you spend getting your group together is the time that someone else may be renting your place. Please remember that it is our policy to NOT “hold” apartments or houses while people assemble their groups.
It is equal to one month’s rent and due at the lease signing.
That would be best. However, if someone is missing due to a schedule conflict or they are studying abroad, the lease can be signed by the rest of your group and the missing party can sign later or electronically.
Everyone who is going to live in the house must sign the lease. After we get done signing the lease, we’ll email everyone copies of the lease.

Yes, as long as you follow the instructions in the lease.
On the first of each month.
Once you sign the lease we will send you an invitation to join our online rent payment system. You can login to your account and make an electronic payment through an EFT with your checking account or credit/debit card is also accepted.
Tenants are responsible for gas, electric, cable, and internet. We cover water and trash removal.
We provide lawncare services free of charge and snow removal of the driveway at an additional cost.
Yes, we provide the following furnishings at no additional costs, couches, chairs, center/end tables, dining room table/chairs, desks, desk chairs, and dressers. We can provide a bed set (mattress, boxspring, and frame) for a one-time rental fee of $150.
Yes, parking is included at all of our properties.
We provide washers and dryers in each house or apartment. Typically, they are located in the basement. They are free (not coin-op).
