During normal business hours there is a $15.00 lockout fee. M-F 9:00-5:00 p.m.
However, if you call after hours, we will charge $75.00. Our charge is cheap compared to most locksmiths. Please keep track of your keys. If you happen to lose your keys, it might be cheaper to call your roommates or to sleep on the couch for the night.
Please be aware that our maintenance staff have families and there might be a chance you will have to wait until the morning.
Unfortunately we do not allow pets such as cats or dogs. However, we do allow pets of the small cage variety, including gerbils, hamsters, snakes, and fish.
Yes, the properties have driveways to provide off-street parking.
Yes, we highly recommend it. A renter’s insurance policy protects against losses to your personal property, including clothes, jewelry, luggage, computers, furniture, and electronics. Most standard renter’s insurance policies offer protection in the event of power surges, water damage, fire, vandalism, theft, and other events out of your control.
The best way to prevent wall damage is to simply not hang anything. Command strips cause the most damage if they are not removed properly, tape can leave sticky residue, and nails and tacks create holes that need filling. If you do choose hang items on your wall we recommend using Mavalus Tape as it is the least likely to cause wall damage.

For routine issues please fill out a maintenance request form or call us. Please fill in all areas on the form just in case our maintenance staff needs to contact you. We try to resolve all maintenance problems within 48 hours. During turnover please be patient with non-emergency requests. We are usually very busy at this time and it may take us longer than usual to address your issue.
Many of our homes have hardwood floors. It is your responsibility to clean these floors. You will be charged if the floors become water or beer damaged. If your hardwood floors have been restored it is your job to maintain them. This also includes picking up furniture when you are moving it on the floor. Do not drag or push furniture on hardwood floors. You will be charged for any scratches that occur during your lease term. If you bring your own furniture it is your responsibility to put felt on the bottom of the legs so they do not scratch the floor.
It’s easy for a rental to get out of control because of lack of cleaning and it causes issues between roommates. It’s inexpensive for you to have a cleaning company come through from time to time, especially if you are dividing it by the number of roommates in the house. Call or email us and we’ll get you in touch with our cleaner.
Climbing on the roof is strictly prohibited. Not only can you damage the shingles, you might kill yourself if you fall off.
