Smoke Detector Addendum

This addendum is made this day of
and is added to and amends the lease by and between
as Tenant(s) and the Landlord.
  1. 1. Tenant acknowledges that the rental is equipped with one or more smoke detectors and carbon monoxide detectors. Tenant has tested the smoke detector(s) and carbon monoxide detector(s) and found it/them to be in good working order.

  2. 2. Tenant agrees to be responsible for any defects or damages concerning the smoke detector and carbon monoxide detector during or as a result of the tenant’s occupancy, and agrees to test the smoke detector on a regular basis. It should be tested at least once or twice a month. If it is a battery operated smoke detector and carbon monoxide detector, the battery should be changed every three months and then tested. If smoke detector and carbon monoxide detector becomes inoperable, it should be replaced immediately with a working unit. If tenant does not replace it for any reason, tenant agrees to notify owner/ management in writing requesting a replacement.

  3. 3. Tenant acknowledges and agrees to take full responsibility for all risk and hazard in relation to the smoke detector(s) and carbon monoxide detector(s), malfunction, service and operation.

  4. 4. Owner/agent makes no representation whatsoever regarding the smoke detector(s) and carbon monoxide detector(s) or the performance of any smoke detector(s) and carbon monoxide detector(s). Owner shall not be liable in any way for damages, injuries, losses of any kind as a result of:

    a) smoke detector and/or carbon monoxide detector failure,


    b) the failure of the tenant to regularly check the smoke detector(s) and carbon monoxide detector(s),


    c) change batteries,


    d) theft or missing smoke detector(s) and/or carbon monoxide detector(s),


    e) service to smoke detector(s) and/or carbon monoxide detector(s)


  5. 5. Tenant agrees to notify owner or agent in writing of any defect, failure or malfunction of smoke detector(s) and carbon monoxide detector(s).

  6. 6. The parties acknowledge and agree that this addendum once signed shall be a part of the above mentioned lease, and that no other agreements concerning smoke detectors and carbon monoxide detector(s) shall be valid unless such agreement(s) are written and signed by the parties.

Tenant(s) acknowledges and has read this addendum and agrees to carry out the responsibilities described above involved with caring for and properly maintaining the smoke detector(s) and carbon monoxide detector(s)
